Our Procedure

Traditional construction follows a linear process, meaning that one trade must complete its work before the next trade can begin. This often leads to longer construction timelines, as each step is dependent on the completion of the previous one.

For ADU projects, determining the exact construction time can be challenging until the approved plans and specifications are finalized. However, our approach differs significantly from conventional methods. We utilize a parallel work process, where multiple trades can work simultaneously without waiting for the previous trade to be completed. For example, the plumber and electrician can work side by side, and roofing and drywall can proceed at the same time.

This efficient approach allows us to complete projects in a fraction of the time compared to traditional methods. For instance, an up to 600-square-foot ADU can be finished in as little as 2 months, and an up to 1,200-square-foot ADU can be completed in just 3 months after the plans are approved.

One potential concern is that a contractor might fail to complete the job within the agreed timeframe or budget. In such rare cases, this can lead to unstable living conditions and the challenging task of finding a new contractor to finish the remaining work.

To provide peace of mind and protection in the event of unforeseen circumstances, construction bonds are in place. These bonds offer an added layer of security for property owners, ensuring that if issues arise, the project will be completed as promised.

As a licensed company, we are required by law to carry a construction bond for all of our projects. This bond ensures that your investment is safeguarded, giving you comfort and confidence as we proceed with your home improvement project.

Worker's Com Insurance

Building a home can be a dangerous job, and accidents on construction sites can sometimes result in severe injury or even fatal consequences for workers. In accordance with California building codes, any contractor who employs even a single worker and pays them over $100 in a year is required to carry worker’s compensation insurance.

To ensure the safety and protection of everyone involved in your project, we cover 100% of worker’s compensation insurance for all workers, whether they are our direct employees or subcontractors. This coverage protects them in the event of an injury and ensures their potential earnings are safeguarded, allowing them to focus on their work without worry.

Business Liability Insurance

The nature of the construction business inherently involves certain risks, including worker injuries, property damage, and the potential for unforeseen accidents that could result in harm to visitors or even household members. Additionally, unforeseen incidents can sometimes lead to the unfinished or unsuccessful completion of a contracted project, which can result in significant losses.

To mitigate these risks and ensure that we operate our business with the utmost responsibility, we carry full liability insurance. This coverage provides protection for both our team and our clients, helping to safeguard against unexpected circumstances and ensuring the sound operation of our business throughout every project.

Time Frame

Upon receiving your call, we will use Google Earth Pro to evaluate your property, assessing factors like community, location, terrain characteristics, and potential for an addition or ADU. Using this information, we will generate a rough estimate with the help of Construction Analytics.

Once we have a clear understanding of your needs and the cost range for construction, we’ll schedule an appointment to visit your site in person. From start to finish, most projects typically take about 5 to 6 months to complete. However, if you already have an approved plan, the project can often be completed in just 2 to 3 months.

Depending on the complexity of your project, you may need structural drawings. For simpler projects, it’s possible to create the plan by hand and reference online resources for requirements. You can also use our own prototype plans as a starting point to suit your needs.

A solid, well-thought-out plan and a realistic budget are the keys to a successful and smooth project.

Safety First

We do not underestimate the potential risks involved in any phase of construction. Accidents can sometimes result in serious injuries, or in extreme cases, even fatalities. While we understand that everyone wants their project completed quickly and within a reasonable budget, safety is our top priority for both workers and property owners.

To ensure effective safety training, we conduct a first-day safety briefing that covers important topics, such as the proper use of power tools, risks associated with skill saws and other blade saws, and safety precautions when working at heights—more than 4 feet above ground, or 6 feet for construction projects—which require the use of scaffolds or similar safety equipment.

Additionally, all employees are required to read the Asbestos Guidebook published by the Contractors State License Board to understand the dangers associated with asbestos. We also hold regular safety meetings every 10 days to ensure all workers are adhering to the required safety rules and regulations.

Moreover, when performing any demolition work of 100 square feet or more in homes built before 1978, we are required to conduct an asbestos test. Asbestos exposure can lead to serious health issues, including lung cancer and mesothelioma. If the test results show any trace of asbestos, a licensed C-22 asbestos abatement contractor will be hired to properly handle and remove the material in compliance with safety standards.

Construction Phases

The actual construction process is typically divided into three major phases:

  1. Site Preparation and Foundation
    This phase includes excavation, grading, trenching, and laying the foundation. It is labor-intensive and sets the structural base for the entire project.

  2. Framing, Rough Plumbing, Electrical, Mechanical, and Insulation
    This is the core specialty phase, involving skilled trades. Each system—structural, utility, and mechanical—is installed before the walls are closed.

  3. Drywall, Finishes, and Final Installation
    The final phase focuses on precision and detail, involving finish carpentry, painting, flooring, cabinetry, and fixture installations. It’s a meticulous, almost “software-like” phase that brings the space to life.

For a standard ADU of reasonable size, the project may involve 15 to 20 subcontractors and over 100 workers throughout its duration. Without a well-coordinated plan and workforce, the project can easily become disorganized, causing delays, added costs for both the homeowner and the builder, and loss of income for the workers due to stalled progress.
